Home loan file on a desk

Lending scenarios

Work through the core residential and specialist scenarios you will write as a broker, including grants, structures and policy traps.

First home purchases (including grants and schemes)

FHOG, FHSSS, guarantee schemes, genuine savings and first-home policy overlays.

Non-first home buyer

Subsequent purchases, upgrading, downsizing and using existing equity.

Refinance

Rate, product and debt-restructure refinances with a clear comparison and switching cost.

Construction

Progress draws, QS reports, builder contracts and cost-to-complete.

Debt consolidation

Unsecured debt into home loan — responsible lending, not just a lower rate.

Loans with parental / family guarantors

Security guarantees, limited guarantees and family-gift structures.

Investment purchases

Yield, vacancy, negative gearing servicing and investment overlays.

Self-employed lending

ABN, BAS, tax returns, add-backs and income-shorthand products.

Trusts and corporate structures

Discretionary trusts, unit trusts, companies and who actually signs.

Off-the-plan purchases

Sunset clauses, valuation at completion and pre-approval windows.

Bridging finance

Peak debt, residual debt and sale-of-existing-security timing.

SMSF lending

Limited recourse borrowing, bare trusts and SIS constraints.

Personal loan and auto finance (if required)

When consumer lending sits beside the home-loan file.

Research & recommendations

Build a repeatable research method so every recommendation is documented, comparable and defensible under responsible lending.

Develop a research methodology

A written method you can repeat on every file.

Understand lender policy and process

Overlays, exceptions, turnaround and how a credit team actually reads a file.

Analyse client data and match circumstances to scenario

Turn a fact find into a scenario you can actually place.

Develop and present recommendations

A comparison the client can understand and that you can defend.

Loan submission

Pack files to lender quality benchmarks: identity, income, expenses, serviceability, disclosures and broker declarations.

Broker declaration and lender checklist

The statements you personally make on every lodgement.

Customer identity checks (VOI)

AML/CTF identity, beneficial owners and face-to-face versus digital VOI.

Income verification

PAYG, allowances, overtime, casual, parental leave and foreign income.

Living expenses

Declared expenses, HEM, statements and the actual household.

Serviceability calculators and worksheets

Run the numbers the way the lender will.

Exit strategy (if required)

Interest-only, retirement, bridging and high-LVR exits.

Adverse credit history — explanation and understanding

Defaults, paid defaults, court actions and the story that must match the file.

Privacy and consent disclosure documents

Credit guide, privacy consent, quote and NCCP disclosures.

Individual lenders' quality benchmarks

What 'good' looks like for each panel lender.
